Full Service Management

The short answer is that we handle everything for you at your direction.

Provide you & your tenants with an online portal and an app to view financials, report / manage repairs, communicate with us, pay rent electronically, etc.

We will manage / oversee all repairs

Since we do NOT employ repair or maintenance staff you can trust that we only manage repairs that are real or necessary. We of course have our list of favorite contractors but,

We allow owners to conduct their own repairs when law allows as long as it is up to our standards.

Termination / Eviction Processing

About half the cost of a landlord attorney's retainer fee

Consult with you on which termination notices to serve

Fill out and serve notices as needed

Negotiate a peaceful move-out if possible

File FED / Eviction case with county court

Represent you at initial hearing and try to negotiate a stipulated agreement or get a default judgement in your favor

File Restitution paperwork and hire sheriff to remove tenant

IF your tenant demands a trial then we will refer you to a landlord attorney if you don't have one. Their cost is NOT included in our fee, but we will remain involved at no extra cost as an expert witness for your attorney if needed.
